Discover Goodridge Corners Stage 3: connected, sustainable living in North Edmonton.

The City of Edmonton is excited to introduce Goodridge Corners, an entirely City-led neighbourhood development. 

Goodridge Corners is located in the City’s northwest along 127 Street and north of Anthony Henday Drive, where the City of Edmonton, City of St. Albert, and Sturgeon County all connect.

Over the next several years, the City will build out a new neighbourhood that prioritizes environmental sustainability, healthy living, and diverse housing options, featuring an integrated network of pedestrian paths, cycling routes, and green spaces. 

Our first residential stage features 112 ground-oriented residential lots, including single-family residential (front and lane access), semi-detached (front and lane access) and row housing with lane access.

May 30: Register for the Lottery

Public Lot sales for Stage 3 will be conducted via a lot draw for 41 individual available lots. 

How to Participate

To participate in the City of Edmonton's public lottery for Goodridge Corners Stage 3 lots, follow these steps:

  1. Register for the Lottery
    Online registration is open from May 30, 2025 (8am MDT) to June 8, 2025 (11:59pm MDT).

Qualification and Key Considerations

Mandatory Built Green Certification Requirement
Successful participants must either be a Built Green Certified builder or use a Built Green Certified builder for construction. Failure to meet this requirement will result in disqualification.

Mortgage Pre-qualification

We strongly recommend that potential public buyers contact their bank to pre-qualify for a mortgage before the lottery process.

For Buyers

Review the key steps, requirements, and timelines as you move towards building your new home. 

Requirements

Please work closely with your builder (if applicable), lawyer, financial institution, and other professionals to ensure all requirements are met.

Purchase Agreement and Financials

Mortgage
Ensure your mortgage pre-qualification is finalized with your bank.

Deposit
A deposit of 10% of the total purchase price is required when you return the signed Sale Agreement.

Performance Fees
Due at the same time as the deposit and signed agreement. These fees ensure compliance with Architectural guidelines and cover potential infrastructure damage during construction. They are refundable upon meeting specific criteria outlined in the Sale Agreement.

Right of Entry
Upon signing the agreement and paying the deposit/fees, Right of Entry is typically granted for surveys, soil tests, and so on, as outlined in the Sale Agreement (Section 8).

Pre-Construction Steps (After Signing Agreement, Before Construction Starts)

Soil Testing
Have a professional engineer perform soils testing and provide the report to the City (as per Sale Agreement Section 2). Note: Buyers manage satisfying or waiving Soil Conditions as per the agreement.

Design & Approvals

  • Blueprints: Draft blueprints for your home
  • Certified Energy Advisor: Hire a Certified Energy Advisor (see recommended list below) to model the plan and ensure it meets EnerGuide targets and includes PV Solar Ready requirements.
  • Design Consultant: Submit plans and receive architectural approval from the City’s designated Design Review Consultant (DRC).

    To ensure all homes in Goodridge Corners Stage 3 meet the high standards of design and sustainability outlined in the guidelines, the Developer has appointed Windward Landtec Inc. as the official Design Review Consultant (DRC).

    The DRC is responsible for handling all development applications and inquiries related to architectural and landscape design approval for Goodridge Corners. They work collaboratively with builders and lot owners to ensure proposed designs respect the objectives of the Design Guidelines.

Have a licensed surveyor stake out the basement location.

Closing Date and Possession

Closing Date (October 15, 2025)
The remaining balance of the purchase price is due via solicitor’s trust cheque payable to the City of Edmonton. Ensure your solicitor requests the Transfer of Land from the City 4-5 weeks prior. Overdue payments accrue interest (for example, 18% annually). Payment delivery instructions will be provided. 

Possession
Possession of the lot is granted to the Buyer on the closing date.

Post-Possession and Construction

Lot Damage Report (October 29, 2025)

  • Physically inspect your lot and abutting infrastructure (sidewalks, valves, hydrants)
  • Photograph and record any pre-existing damage on the Lot Damage Statement form (provided with the Sale Agreement).
  • Email the completed form and photos to info@windwardlandtec.com. The DRC will verify reported damage. Subsequent damage may be deducted from the Damage Performance Fee.
     

Construction Start Deadline (April 15, 2026)

  • Construction must commence (footings and foundation completed) by this date (Sale Agreement Section 5.3).
  • Recommendation: Conduct a pre-drywall blower door test with your Energy Advisor to identify and fix air leaks easily.
     

Construction & Landscaping Completion Deadline (Est. January 28, 2027 push to July 31, 2027 sec. 3.3)

  • Fully complete house construction according to Sustainability & Architectural Design Guidelines.
  • Complete landscaping as per guidelines.
  • Obtain final blower door test results from your Certified Energy Advisor, receiving the official EnerGuide label from Natural Resources Canada (NRCan).
  • Provide copies of the EnerGuide label and Homeowner Information Sheet (from NRCan) to the DRC.
  • Provide a copy of the approved final lot grading report to the City.
  • Request a final inspection with the DRC. Note: Final inspections for performance fee refunds typically occur between May 1st and Oct 15th annually.
Compliance and Performance Fee Refunds

Architectural Design Review
All proposed new construction and front yard landscaping must be submitted to DRC for review and approval before commencing any work.  

Key Compliance Items:

  • Adherence to Goodridge Corners Sustainability and Architectural Design Guidelines.
  • Home must be PV Solar Ready.
  • Achieve an EnerGuide rating at least 30% lower (better) than "A Typical New Home" (confirm specific % target if different from original text). Obtain third-party certification (via your Certified Energy Advisor and the EnerGuide label).
     

Sustainability & Architectural Fee Refund ($20k)
Returned after the City/DRC confirms satisfactory completion according to Section 5 of the Sale Agreement via final inspection.

Damage Performance Fee Refund ($5k)
Returned after the City or the DRC confirms Final Acceptance Certificate (FAC) for municipal improvements and verifies no new damage to those improvements occurred post-closing (based on the initial Lot Damage Report and final inspection). Repair costs for new damage will be deducted.
