Neighbourhood Renewal construction has started in McCauley and Boyle Street.

Boyle Street

Construction Update - June 2025

The second year of Boyle Street Neighbourhood Renewal construction is underway! Work will consist of reconstruction and paving of the roads, removal and replacement of public sidewalk, curb, gutter and street lighting.

Work is ongoing in the following locations:

86 Street and 87 Street from Jasper Avenue Service Road to 106 Avenue
Jasper Avenue Service Road from 87 Street to West of 90 Street
106 A Avenue from 85 Street to 92 Street
106 Avenue from 92 Street to 93 Street

The Jasper Avenue Service road from 87 Street to 90 Street is undergoing a conversion from two-way to one-way traffic. Temporary total closures will occur in late May and early June. EPCOR Drainage will be performing utility repairs that require the intersection of 86 Street and Jasper Avenue Service Road to close. Alternative access to 86 Street, 106 Ave, and Jasper Avenue Service Road is recommended using 87 Street.

This year, the majority of construction will take place from 84 Street to 96 Street, and 111 Avenue to 103A Avenue. Work will also be occurring on 101A Avenue from 97 Street to 96 Street where a full road closure will be required. Vehicle access to businesses and lots along 101A Avenue from 97 Street to 96 Street will be maintained, where possible, through the alleys accessible from 97 Street and Jasper Avenue. The City of Edmonton and EPCOR are working together to construct Low Impact Development (LID), which will help with stormwater retention and help mitigate flooding.

Please watch your mailbox for construction bulletins that will provide more information along with details on landscaping and access. All residents and business owners are asked to access their homes and businesses through the back entrances and alleys, where possible, during construction. If no alley access is available and/or you have special access requirements (such as DATS or a temporary access ramp to the front of your home), please contact the Construction Project Manager, Ariel Couture, ariel.couture@edmonton.ca/780-496-4055, to coordinate.

Construction in Boyle Street began in spring 2024 and is expected to take 2 years (planned completion 2025).

McCauley

Construction Update - June 2025

The third year of McCauley Neighbourhood Renewal construction is underway! Work will consist of reconstruction and paving of the roads, removal and replacement of public sidewalk, curb, gutter and street lighting.

Concrete sidewalk installation has begun on the west side of 98 Street starting on 105 A Avenue and moving north toward 110 Avenue. Drainage infrastructure and streetlight relocation and installation has started throughout all areas of the project. 108 Avenue from 98 Street to 99 Street is officially permanently closed to vehicles and removal of the road is underway.

The status of the carry over work from the 2023 and 2024 areas (specifically from 92 Street to 97 Street) in the following areas is as follows:

LID installation on 107 Avenue West of 92 Street- ongoing
LID installation on 106 Avenue East of 96 Street- ongoing
96 Street from 104 Ave to the LRT tracks - estimated completion in August
105 Avenue from 96 Street to 97 Street - estimated completion in September
Landscaping repairs - ongoing
Concrete deficiency repairs - ongoing

Note: 105 Avenue West of 97 Street to 100 Street, and 105 A Avenue from 100 Street to 101 Street have been removed from the project scope to accommodate nearby development projects. This work will be completed under a future contract.

This year, the majority of construction will take place from 97 Street to 101 Street, and 110A Avenue to 105 Avenue. Please view this scope map to see the 2025 construction area. Carry-over work will also happen in the 2023/2024 area:

For those who live in the 2024 construction area (specifically from 95 Street to 96 Street, and 111 Avenue to 103A Avenue), any remaining landscaping and civil work is scheduled to start at the same time as this year’s construction. Landscaping work is highly dependent on weather and sod availability.

The City of Edmonton and EPCOR are working together to construct Low Impact Development (LID), which will help with stormwater retention and help mitigate flooding.

Construction in McCauley began in spring 2023 and is expected to take 3 years (planned completion fall 2025).

About the Project

Neighbourhood reconstruction rehabilitates residential roads, replaces street lights, sidewalks, curbs and gutters, EPCOR Low Impact Design and adds missing sidewalk links where possible. Other opportunities to improve how people walk, bike, drive and gather in the neighbourhood and how they enjoy City-owned parks and open spaces are also explored.

A series of public events will be scheduled by the project team which will give residents the opportunity to build a project vision and guiding principles together and provide regular feedback on the different stages of the project including design.

Arterial roads and alleys are not included in the scope of work.

The Building Great Neighbourhoods project team are genuinely interested guests, stepping into your neighbourhood like a visitor in your home. We want to learn and appreciate how you live and what you value in your community. Through public engagement, we will gain an understanding about what you need and value in your neighbourhood.

We seek to involve you in decision-making to shape the vision for engagement and neighbourhood improvements. Working together, we can make the most out of your neighbourhood.

How to Get Involved

We have created a road map to help you and your neighbours understand the steps of the renewal process and how you can participate. At each step we will tell you what the purpose is and how your input will inform the decisions being made. We commit to report back on how we used your input.

Concept Phase

The Concept phase is when we need to hear from you the most! We need your help to co-create a vision and guiding principles, explore opportunities, and explore options and tradeoffs. These are the most important pieces for your Neighbourhood Renewal and will be used to create a draft design to best meet your neighbourhood needs.

Design Phase

During the Design phase, we want your input on the refined designs for your neighbourhood. Your feedback will be incorporated into the final design, alongside technical requirements and City policies. These designs were created from the vision and guiding principles we co-created together. You shared your input, we incorporated your feedback, now we build!

Build Phase

During the Build phase, we want to hear your concerns about how construction may affect your private property.

Project History

Boyle Street - Construction Update - November 2024

Neighbourhood Renewal construction in Boyle Street has wrapped up for the 2024 construction season!

2024 construction began in May and was finished the first week of November. The 2024 construction season was a success and we completed most of the planned construction including:

The reconstruction of roads, sidewalks, curbs and gutters and new streetlights in the following areas:
- 96 Street to 92 Street south of Jasper Avenue
- 104 Avenue from 96 Street to 95 Street
- 103 Avenue from 97 Street to east of 95 Street
- 93 Street from Jasper Avenue to 103 A Avenue
- Concrete work from 103 A Avenue to 106 Avenue on 93 Street
- Concrete work from 106 Avenue from 92 Street to 85 Street

There are some areas in the 2024 construction area that were not completed due to conflicts with adjacent projects. Those areas include 105 Avenue west of 95 Street and the new future shared alley between 105 Avenue and 104 Avenue. The deferred work will be completed when construction resumes in 2025. Parts of the 2024 construction area may also require sod. Once the weather warms up, typically in early May, the landscape contractor will be completing the topsoil and sod placement in areas that could not be installed due to weather. By waiting until spring, the sod is more likely to establish.

Neighbourhood renewal work will resume in Boyle Street in the first week of May 2025, weather permitting. Please view this scope map to see the 2024 construction area.

McCauley - Construction Update - November 2024

Boyle Street - Construction Update - October 2024

The first year of Neighbourhood Renewal construction is underway in Boyle Street. Work will consist of reconstruction and paving of the roads and the removal and replacement of public sidewalks, curbs, gutters and street lighting.

Work in the Year 1 area is substantially complete as of the end of September, with the exception of a few concrete tie-ins, street light installation and decorative details on 103 Avenue from 97 Street to 96 Street.

Remaining areas will see topsoil and sod placement throughout October by a separate contractor.

Boyle Street Neighbourhood Renewal added 93 Street from 103 A Avenue to 106 Avenue (road and concrete), and 106 A Avenue from 92 Street to 86 Street (concrete only) to the Year 1 scope.

Anticipated completion of all work for this year is the end of October.

Remaining areas will see topsoil and sod placement over the next couple of weeks by a separate contractor. Street light base and conduit installation has started and will be ongoing in all Year 1 project areas.

McCauley - Construction Update - October 2024

The first year of Neighbourhood Renewal construction is underway in McCauley. Work will consist of reconstruction and paving of the roads and the removal and replacement of public sidewalks, curbs, gutters and street lighting.

Concrete work from 111 Avenue to 103 A Avenue is complete on both sides of the road from 97 Street to 95 Street, with the exception of a few remaining connectors and tie-ins. Concrete removals and installation is ongoing on 96 Street from 107A Avenue to 105 A Avenue.

A total staged closure on 96 Street has begun and will continue to shift south, opening up as work is completed. This staging will allow for acceleration of work on the sidewalk, bike lane and reconstruction of the road.

Anticipated completion of all work for this year is early November.

Local Improvement decision - Boyle Street

A Local Improvement is a construction project undertaken near or adjacent to residents’ properties which is considered more beneficial to the property owner and local area than to the City as a whole. These include upgrades to street lights and sidewalks.

Residents in Boyle Street chose not to pursue decorative street lights, but had the opportunity to participate in the sidewalk Local Improvement decision.

Property owners were mailed a local improvement package dated January 25, 2024 which included information about the sidewalk reconstruction Local Improvement and a form for those who wished to petition against. The 30-day petition period has since expired. Since the City did not receive majority (50% +1) petitions against the Local Improvement, sidewalk reconstruction will take place in all project areas over 2 years of construction for the neighbourhood.

Planning and design has been underway for Boyle Street Neighbourhood Renewal since January 2021. The Project Team has worked to create a design that meets current City standards, policies and technical considerations and considers public input.

We presented the final design to the community in July 2022 and now the time has come to start Preparing for Construction!

The outstanding work will be completed when construction resumes in 2024. Once the weather warms up, typically in early May, the landscape subcontractor will be completing the tree and sod placement. By waiting until spring, the sod is more likely to establish.

Neighbourhood renewal work will resume in McCauley in the first week of May 2024, weather permitting. The planned scope for 2024 will include front streets between 95 Street and 97 Street from 111 Avenue to 105A Avenue, as well as 96 Street from 105A Avenue to 103A Avenue. Prior to work resuming, construction notifications will be delivered to impacted residences.

Boyle Street Neighborhood Renewal is expected to begin construction in spring of 2024. Watch for updates on construction timing and scope in the spring.

Thank you for your patience and understanding as we completed a successful year of neighbourhood renewal construction. Construction in McCauley neighbourhood began in summer of 2023 and is expected to take 3 years (complete in fall 2025).

Construction Update - June 2023

Renewal work in McCauley will start tentatively the week of June 12, weather permitting.

The planned scope for 2023 (areas outlined in scope maps below) will include:

Sidewalk, curb and gutter reconstruction
Street light replacement
Roadway rehabilitation
Landscaping
Streetscape upgrade

If you live in the construction area, you will receive an additional construction notice that provides more information on what to expect during construction prior to work beginning.

The majority of construction will take place between the hours of 7am-7pm on Monday - Saturday. In some cases, Project Teams may need to work on Sundays, but this is rare and typically happens in the fall when cold weather is approaching.

It’s important to note that there will be periods of time throughout the construction where it appears as if no activity is occurring. Rest assured that the site activities progress in a coordinated manner and will be completed as efficiently as possible.

During construction, one lane of traffic in each direction will be maintained at all times. The one exception is that, toward the completion of each section of the neighbourhood, the roadway will be completely closed to traffic on select days to facilitate road reconstruction and paving. Before this happens a bulletin will be circulated to the affected homes and businesses five working days prior to the work.

Throughout construction, certain areas of the neighbourhood will have restricted parking. “No Parking” signs will be posted in these areas at least 24 hours before the restriction. You may park on any unrestricted street in your neighbourhood. Cars parked in “No Parking” areas will be towed nearby free of charge.

Thank you for your patience and understanding as we start the first year of Neighborhood Renewal construction. Construction in McCauley is expected to take three years.

Construction in Boyle Street is set to begin in 2024 and take 2 years.

Residents in McCauley had the opportunity to participate in the Local Improvement decision.

Property owners were mailed a local improvement package dated January 16, 2023 which included information about the sidewalk reconstruction Local Improvement and a form for those who wished to petition against. The 30-day petition period has since expired. Since the City did not receive majority (50% +1) petitions against the Local Improvement, sidewalk reconstruction will take place in all project areas over 3 years of construction for the neighbourhood.

Boyle Street residents can expect Local Improvement documents in early 2024.
