To change your mailing address, please submit the Change of Mailing Address Request form by mail.
Your Property's Assessed Value
Your property is assessed at the amount indicated in this field.
Provincial legislation requires that the assessment reflect the market value of your property as of July 1st of the previous year.
All properties are assessed using similar factors that real estate agents and appraisers use when pricing a home for sale.
If your property was only partially completed as of December 31, your assessment reflects the value of the lot plus the value of the building, based on the percent complete.
If the building is completed during the current year, a supplementary assessment and tax notice will be sent to the assessed person reflecting the increase in assessment from new construction.

Property Use
Every assessed property is used in a certain way. This section provides a description of your assessed property’s land use and tax status. More than one property use status can be assigned to your property, if applicable.
If your assessed property is partially or fully exempt from tax, a description showing the type of exemption is displayed.
Assessment Class
The City of Edmonton assigns one or more of the following assessment classes based on the land use of your property. The different assessment classes are:
- Residential
- Other Residential (for example, apartment buildings)
- Non Residential (for example, commercial or industrial properties)
- Farmland
- Machinery & Equipment
If more than one assessment class is assigned to your property, the assessment will be portioned by assessment class.
Status
The City of Edmonton outlines the taxable and exempt percentages for each of your property’s unique land use(s).
Current Year’s Assessment
The assessed value of your property for the current year.
Previous Year’s Assessment
The assessed value of your property for the previous year.
This value reflects changes made to your property’s assessment due to an assessment correction, Assessment Review Board decision, supplementary assessment, change in exemption status or change in land use.
However, if any of these changes were applied to your account in December, they may not be reflected in the assessed value of your property for the previous year.
Taxes for the Previous Tax Year
This amount indicates the previous year’s municipal and provincial education property taxes for your property.
It may be different from the amount stated on your last annual tax notice if your property was subject to an assessment correction, Assessment Review Board decision, a supplementary or amended assessment, a change in exemption status or a change in property use.

Valuation Group
The City of Edmonton categorizes properties based on similar characteristics and location. The valuation group indicates which category your property belongs to.

Notice of Assessment Date
The Government of Alberta legislatively mandates Alberta municipalities to establish a notice of assessment date.
It is the date upon which the City of Edmonton starts the count to determine the deadline for filing a formal complaint against property assessments. This date is at least seven days after your assessment notice is mailed.
Account Owners
The individual(s) named on the Assessment Roll as being responsible for the assessment and taxation of your property.
Property Type
Your property belongs to one of three “property types,” as required by provincial legislation:
- Land
- Improvement (for example, buildings)
- Land and the improvements to it
Property Address
The municipal street address of your property.
Legal Description
The legal identifier of the land on which your property is located.
Account
The identification number of your property as it appears on the City’s Assessment Roll.

School Support Declaration
As a property owner, you can choose how to allocate your school support. If your school support is listed as "undeclared," the City has no record of receiving a completed school support form.
To change your school support declaration, please submit a School Support Declaration form by mail or call 311 (780-442-5311, if outside Edmonton) to have this form mailed to you.

Assessment Review Board Deadline and Fee
If you choose to file a formal complaint with the Assessment Review Board, ensure you submit it by this date and pay this fee at the time of filing.
Complaints submitted or received after the deadline or without a paid fee will not be heard.
